Our Journey

2007-09

The Start of a Revolution

With an economic boom in 2007, global demands rose for better industrial parks in India. This demand led to the founding of IndoSpace by global investors, Everstone and Realterm in 2007. Our first IndoSpace Logistics Park (ILP) with USD 240 million was launched in 2008. The following year, we acquired the first land parcel of 1.7 million sq ft in Chakan near Pune. We had begun the logistics revolution.

2010-12

The Age of Modern Industrial Parks

2010 was when we broke ground on our first development of 1.7 million sq. ft in Chakan. IndoSpace further initiated construction at the first park in Luhari, acquiring land in the National Capital Region (NCR-Delhi) in 2011. And, the following year witnessed our rise as IndoSpace covered about 500 acres of land, and our portfolio reached 1 million sq. ft. Additionally, in the same year, we also launched our first park in Southern Chennai. We were setting the industry standard for everyone to follow.

2013-14

The Age of Expansion

With a strong industry foothold, we raised USD 344 million to set up IndoSpace Logistics Park II (ILP II) in 2013. Growing across 5 markets and 10 locations, we developed the logistics infrastructure of large industrial clusters, consumption centres, and major highways. This was the age of expansion for us.

2015-16

The Rise of Recognition

IndoSpace garnered more global recognition and awards from eminent industry bodies. We received the prestigious award for the “Warehousing Company of the Year” at the Supply Chain and Logistics Excellence (SCALE) awards in 2015. Starting from 2015, Euromoney awarded us as the ‘Best Developer of Industrial/Warehouse Real Estate in India’ for 5 consecutive years. Furthermore, our real estate portfolio had expanded to 5 million sq ft.

2017

The Super Scale-up

IndoSpace had a massive scale-up with 20 ready and under construction parks across Pune, Bengaluru, Chennai, NCR, and Mumbai. By 2017, the land bank exceeded 1000 acres. Our completed portfolio stood at a massive 8.4 million sq. ft, developing 14 million sq. ft and planned 7.6 million sq. ft. Everstone Group, Realterm and Canada Pension Plan Investment Board (CPPIB) also partnered with us to raise USD 1.2 billion to launch the IndoSpace Core fund.

2018

A National & Global Amplification

GLP, a leader in investment management and business builder in logistics, joined forces with us. At USD 580 million final closure, IndoSpace Logistics Parks III would create a corpus of more than USD 1.2 billion post leverage. The completed portfolio reached 13 million sq. ft, along with tapping into 4 new markets and over 1,300+ acres of the land bank.

2019

The Growth Story is Undeterred

IndoSpace successfully exited India's top-performing real estate fund - its first fund (IndoSpace Logistics Parks). We also entered 2 new markets in Punjab and Andhra Pradesh, giving us a national presence in 10 markets and 19 locations. We developed multiple parks across 6 states and Delhi-NCR. PERE Magazine, a leading real estate publication, listed us as 'Firm of the Year in India'. Our achievements grew to also include being ranked among the 'Top Three Overall Developers in India' by Euromoney.

2020

Our Commitment Stays Strong

The land bank of IndoSpace exceeded 1,500 acres and the completed portfolio crossed 17 million sq. ft. In addition, our leased portfolio also crossed 100 customers. With our early response to the global pandemic, the business continuity for all our tenant partners remained unhampered. We introduced value-added solutions and undertook technology-driven smart parks initiatives so that our customers could continue to focus on their core business. IndoSpace became the 1st company in India to be awarded the Platinum Certificate by IGBC for Green Logistics Parks and Warehouses. IndoSpace Core Portfolio received an AA+ with a stable outlook, and raised Rs 1,000 crores from HSBC for certified green projects. We invested in sustainability practices and implemented alternate power solutions (rooftop solar).

2021

The Future is Ours to Shape

Challenges evolved in 2021 and so did our solutions. We continue to find the most optimal solution for our clients. Our presence expanded with 41 parks across 43 million sq. ft, securing 1,620 acres of land bank in India. Our set goal is to cross 18 million sq. ft of developed parks portfolio by the end of 2021. Smart solutions transformed us into a future-ready company, building trust so our tenant partners can bank on our leadership.

Real Estate (Everstone Group)
Rajesh has over 24 years of real estate leadership experience in India. His proficiency includes strategic planning, acquisitions, finance, sales, marketing, legal, project and facility management services. Before his employment at Everstone, Rajesh was the Managing Director of a USD 400 million market capitalisation listed real estate company. He led the successful commissioning of projects that summed up to 28 million sq. ft of real estate across residential, commercial, and retail space. In addition to a degree in Bachelor of Commerce from the University of Mumbai, Rajesh also has a degree in Master of Business Management and Finance from F.W. Olin Graduate School of Business, Babson, Boston.

Brian brings over 20 years of experience in global real estate investment and has been CEO since 2007. Before leading IndoSpace, Brian focused on investments and business development for Aeroterm, the air cargo vertical of Realterm. Prior to Realterm, he was with Citigroup Corporate and Investment Bank in New York. Brian has an MBA from the Stern School of Business at New York University and a Bachelor of Arts in Quantitative Economics from Tufts University.

Aditya has over 28 years of work experience, of which more than 20 years is in the real estate sector, both in the domestic and international markets. Before IndoSpace, he was the CEO of the retail and commercial divisions at Mantri Developers. Aditya has been associated with Virtuous Retail Services, part of The Xander Group Inc., as the Executive Director – Operations. He has worked with various marquee organisations like The Landmark Group and Spice Corp, where he managed operations and projects.
Sharad Gohil

For over 20 years, Sharad has built experience in working with marquee private equity funds, global institutions, and property companies across all real estate asset classes. To date, he has completed over USD 4 billion of transactions. The transactions comprise end-to-end deal cycles of investments and asset and fund management across India, the UK, and Europe. His previous work experience includes Lapithus Management LLP, Apollo Global Management, AXA Real Estate Investment Managers, The Portman Estate, and Capital & Regional PLC. Sharad is also a Member of the Royal Institution of Chartered Surveyors (MRICS). He holds a Bachelor of Science (Hons) degree in Business Property Management from Sheffield Hallam University, UK.

For about 25 years now, Dhruti has hands-on experience advising on the real estate sector across geographies in India. She has been heading the legal department for leading corporates for the past 18 years. Prior to IndoSpace, Dhruti was the Head of the Legal Department at a real estate and leading retail corporation, Runwal Group, based in Mumbai. Earlier, she headed the Legal team at Peninsula Land Limited, a reputed real estate public limited company. In the initial years of her career, her work included various law firms like B. Desai & Co., M. Dhruva & Co., and Barrister Ashok Pratap. Dhruti was also a practising lawyer at the High Court of Bombay.
Shreyansh Shah

For over two decades, Shreyansh has diverse functional experience in Strategic Financial Planning and Analysis, Business Valuations, Risk Management, Mergers and Acquisitions, Taxation, Corporate Governance, Treasury, India & US GAAP, SEC Compliances and Designing Internal Controls. Prior to this, he has worked with large multinationals and Indian corporations like American Tower Corporation, Intel Corporation, BPL Mobile, and Marico Industries. Shreyansh is a qualified Chartered Accountant, Cost Accountant, and Company Secretary.
Dheeraj Agarwal

Dheeraj has over 21 years of work experience, 15 years of which is in real estate investment and development and private equity across India. Previously, he spent over eight years with the Everstone Group, managing the group’s various initiatives in real estate. As the Executive Director of Everstone Capital Advisors, his responsibilities included identifying investment opportunities, monitoring developments, achieving financial closure, and exiting projects after development. Dheeraj’s prior work experience includes stints with HFCL and AS Associates. He is a qualified Chartered Accountant.

For over 22 years, Pallav has diverse experience in domestic and international markets. It comprises Project Management, Project Proposals, Contracts Administration, Systems Implementation, Sustainability Features, Business Process Re-engineering, and Project Controls. Previously, Pallav has worked with Mahindra & Mahindra Group and Dodsal Engineering & Construction PTE LTD. He holds a Bachelor of Engineering (Civil) degree and a Post Graduate Diploma in Advanced Construction Management. Pallav is an accredited Project Management Professional (PMP) from the Project Management Institute.
