Over the last couple of years, the industrial real estate and warehousing sector has emerged as the backbone of the Indian economy. Due to the COVID-19 pandemic, businesses have gradually started choosing Grade-A spaces over others because of the superior amenities, infrastructure and safety protocols. Located in the west of India, the state of Gujarat has a financial reputation matched only by its rich cultural heritage. The state is home to global industrial projects and headquarters to big corporations.

Gujarat has a strong industrial base in sectors like chemicals, power engineering, textiles, pharmaceuticals, automobile, agro and food processing industries. According to the report by the commerce ministry, called “LEADS” (Logistics Ease Across Different States), Gujarat topped the logistics index chart. This indicates the efficiency of logistics services necessary to promote exports in particular and overall economic growth. 36% of the 1,500-km Western Dedicated Freight Corridor (WDFC) is through Gujarat (565 km), thereby offering an opportunity for businesses to flourish in the region. As the state with the longest coastline, it also has the highest number of operational ports as well as commercial cargo ports, and ranks first in cargo throughput amongst all Indian ports. Out of 42 ports located along Gujarat’s coastline, the seaports of Kandla and Mundra are amongst the most sought after. Kandla Port handles a maximum cargo of 117.56 MMT, while Mundra Port continues to be the largest commercial port, handling 139 MMT of cargo volume in a year.
